What is the maximum LVR for a serviced apartment?

Typically, the floor area will significantly influence the maximum Loan to Value Ratio (LVR).

In general, the maximum LVR is 65% for the stand alone mortgage security of a serviced apartment.  Some lenders restrict LVRs to 50% while others will not lend against serviced apartments at all.

Stand alone (i.e. no other collateral) LVRs greater than 65%, while possible, are the exception and not the rule.

Where the purchaser provides additional suitable collateral a higher LVR may be possible (up to 100% or more).  Options relating to higher LVRs are best to be assessed at the time of a loan application.
