Disclosure Statement

It is important that you read this document

This information will help you to choose a financial adviser that best suits your needs. It will also provide some useful information about the financial adviser that you choose.

Dominic Saint (FSP43494)

Dominic is our financial service provider and is our specialist mortgage advisor who advises on mortgages and transactional services relating to mortgages.

Dominic is employed by The Mortgage Warehouse which is classified as an Authorised Body (AB) under the New Zealand Financial Services Group Limited (FSP286965) transitional licence.

There are no conditions attached to this licence on the advice that may be given.

Nature and Scope

Dominic provides advice to our clients about their mortgages. We only provide financial advice about products from certain providers.

For mortgages we work with:


ASB, ANZ, BNZ, Sovereign Home Loans, Westpac, The Co-Operative Bank, Heartland Bank

Non Bank Lenders and Societies

Southland Building Society, NZCU Baywide, Avanti Finance, Basecorp Finance, Bluestone, Liberty Financial, Resimac, First Mortgage Trust, Select (a Bluestone product offered via NZFSG)

Fees and Expenses

In limited circumstances The Mortgage Warehouse may charge a fee / expenses to clients. This is not usually the case and when we do charge a fee / expense we will make this clear to you as soon as possible at the beginning of the process. We will make sure you are aware of the cost and the reason(s) for it.

Typically The Mortgage Warehouse may charge a fee / expenses where:

  • the nature of the finance is short term (ie less than 12 months)
  • the finance is unusually complicated or complex
  • the finance is deemed commercial (eg: commercial lending products would be offered)

Fees may be added to any loan sought (if possible) or charged upfront. Fees may be based on a pro rata per hour basis or a lump sum and any expenses would be charged as incurred for the amount of the expense only (no margin).

Conflicts of Interest

The Mortgage Warehouse receives commissions from the providers on whose products we give financial advice (banks and non bank lenders). The amount of the commission is based on the amount of the mortgage / loan drawn down.

To ensure that Dominic prioritises our clients' interests above his own, we follow an advice  process that ensures his recommendations are made on the basis of each client's goals and circumstances.

Complaints Handling and Dispute Resolution

When we receive a complaint we will consider it following our internal complaints process.

  • We will consider your complaint and let you know how we intend to resolve it.
  • We may need to contact you to get further information about your complaint.
  • We aim to resolve complaints within 1 working days of receiving them.
  • If we can't we will contact you within that time to let you know we need more time to consider your complaint.
  • We will contact you by phone or email to let you know whether we can resolve your complaint and how we propose to do so.

Duties Information

Dominic Saint and The Mortgage Warehouse (and anyone who gives financial advice on our behalf) have duties under the Financial Markets Conduct Act 2013 relating to the way we give advice.

We are required to:

  • give priority to your interests by taking all reasonable steps to make sure our advice isn't materially influenced by our own interests
  • exercise care, diligence, and skill in providing you with advice
  • meet standards of competence, knowledge skill set by the Code of Professional Conduct for Financial Advice Services (these are designed to make sure that we have the expertise needed to provide you with advice)
  • meet standards of ethical behaviour, conduct, and client care set by the Code of Professional Conduct for Financial Advice Services (these are designed to make sure we treat you as we should and give you suitable advice)
